The Issue
Developers are not including attainable housing in their development plans for new builds in the city. The current council has approved millions of tax dollars to subsidize the development of luxury housing while we watch our housing crisis grow exponentially.
Additionally, there are numerous vacant homes in the city which do not contribute to the housing supply.
The vision
I will work to tie tax incentives/grants to attainably priced housing. The more attainable housing offered, the higher the incentives for property owners. The incentives are granted after the build is complete, and evidence the units have met and will continue to meet the standard is provided. If the units are put back to at/above market value, the incentives will be recovered by applying the amount to the owner's property taxes.
I will work with the council to pass a vacant home tax, to incentivize owners to either rent out or sell their vacant properties. The revenue generated from a vacant home tax would be used for other housing initiatives. (Credit to Alexander Miller for this idea)
